Dubai is the region's best-known market for foreign buyers. Egypt costs a fraction as much per square meter but carries more currency and resale risk. Here is how the two compare on price, rules, costs and residency.
Side by side
All prices are in Egyptian pounds, converted at about EGP 51.8 per US dollar and EGP 14.1 per UAE dirham, so they move with exchange rates. Egypt's residency thresholds are set in dollars and Dubai's in dirhams. Rows marked "Check" still need verifying.
Tool
Space uses 2026 prices per m²: New Cairo EGP 25k–124k, Dubai from EGP 229k in JVC to EGP 457k in Downtown. Bars show the midpoint, on a shared scale. For reference, a typical family apartment is 120–180 m².
Verdict
The trade-off in one line: Egypt is cheaper and offers more residency for the money, but you take on currency risk, delivery delays and a slow resale market. Dubai costs far more per meter, but it is easier to buy into and to exit.
